New plans to build a set of apartment towers on a prime Caloundra site have been revealed, about three years after existing buildings were painted neon orange to attract attention.
A proposal to build two residential towers with commercial spaces at the Paloma Paloma site at 1-9 Bulcock Street and 45-47 Bombala Terrace, Caloundra has been lodged to Sunshine Coast Council by Urban Strategies on behalf of Bulcock Projects Pty Ltd.
Application documents detail the plans to build 179 units across two towers, with five commercial tenancies in a one or two-storey podium.
The application includes a request to permit short-term accommodation uses, in the event future homeowners would like to turn their property into an AirBnB.
Uses for offices, health care services and food and drink outlets have also been listed.
Documents show a terrace space, pool, barbecues, dining seating areas, gymnasium and function room will also be available to residents and visitors.
Of 179 apartments, 78 will be one-bedroom, 22 will be two-bedroom, 59 will be three-bedroom and 20 will be four-bedroom units, plans show.
It has been proposed the towers would be delivered in two stages, with the first tower reaching 10 storeys high and the second tower reaching 11 storeys.
Documents state the buildings’ maximum height will be no greater than 30m high.
It has been emphasised in documents the development’s primary use will be for residential dwellings instead of short term accommodation such as a hotel.
The applicant is agreeable to any conditions of approval in regard to limiting short term accommodation uses, documents read.
The Paloma Paloma site has been subjected to a history of development proposals, with the last application withdrawn from council in May, 2023 after the land owners consent was withdrawn.
Approval remains in place for an application given the green light in 2020 outlining plans to build a resort complex with residential apartments and shop tenancies.
The last proposal sought to change the initial plans to establish a five star hotel, with a reduction in residential units, before consent was withdrawn.
The 5296sq m sites currently houses residential and commercial buildings, currently vacant of any businesses.
Corelogic property data shows the property is still owned by Caloundra Central Pty Ltd, the company which had their plans approved in 2020.
