Golfer Adam Scott’s land on Victoria Parade, Rockhampton, for sale

The massive development block is one of the last vacant parcels on the Rockhampton riverfront and last sold in 2007 for $15 million.

Former World No. 1 golfer Adam Scott has put his multimillion dollar property up for sale which is reportedly the largest river frontage lot in the Rockhampton CBD.

Australian golfer Adam Scott has owned the site at 42-48 Victoria Parade for more than 15 years.

It was formerly home to since demolished St John’s Hospital, and before that the Tannachy home – which was built in the 1880s for an original shareholder of the Mount Morgan Mine, William Patterson.

Tannachy is the name given to the rocks in the Fitzroy River by the Darumbal peoples.

Knight Frank’s Pat O’Driscoll said Mr Scott was asking for circa $10 million.

“It is a landmark site and the largest available in the Rockhampton CBD with river frontage,” Mr O’Driscoll said.

“The two-street frontage to Victoria Parade and Bolsover Street is an enormous advantage.

“As the city continues to flourish these sites will continue to rise in demand.

“The Rockhampton region is experiencing significant expansion and investment, with a growing number of key priority projects in the pipeline.”

Brisbane Architectural firm Buchan have provided designs for the best use of the site detailing a 25-storey mixed-use development of hotel and apartments with a possible conference and retail mix on the lower levels.

“This is an important gateway site with an unrivalled opportunity to create a destination precinct in Rockhampton that enhances the ongoing evolution of the riverfront experience and support the growing demands in the city for quality short term and owner occupier accommodation,” Buchan’s Paul Watson said.

Plans had been approved in 2006 for a high-rise development that included 200 apartments, a restaurant and convention centre after Emu Park’s Pearl Resort land and development owner Moondaze bought the land for $3.85 million.

The property sold for a whopping $15 million the following year when Mr Scott, the 2013 US Masters champion and one-time world no. 1 golfer, snatched it up via his company Balboa Developments (Qld).

But the following year, the global financial crisis bore down and the high-rise dream never got off the ground.

The last approval for the site was for 10-storeys and expired in 2017, with no approval over the site currently.

The former hospital was demolished about 2001 after it ceased operating in the mid-90s.

The hospital had been renamed St John’s Hospital after the Rockhampton Anglican Diocese took over in 1962.

Before that it had been owned by Dr Norman Talbot, who transformed the property from a boarding house into the Tannachy Private Hospital after buying it in 1922.

The Offers to Purchase campaign for 42-48 Victoria Parade, Rockhampton closes at noon on May 17.
