Acreage properties are in demand on the Capricorn Coast, with one suburb being named as one to watch in the Realestate.com.au annual Hot 100.
The report named Yeppoon as one of the locations across the country that is tipped by experts to outperform in 2024 and beyond.
Harcourts chief executive Adrian Knowles nominated Yeppoon for the report for its family appeal and location, saying it offers beautiful beaches on the outskirts of the Beef Capital of Australia, Rockhampton.
The Agency CQ sales agent Anna McPherson said Yeppoon being identified as one of the top suburbs to watch across the country for 2024 “only puts more down south eyes in the area”.
“I don’t see prices going backwards anytime soon,” she said.
“I see them slowly trending upwards.
“In the housing market there’s been over six per cent annual growth and supply is down by 20 per cent.”
DEMAND FOR ACREAGE PROPERTIES
Ms McPherson said she was seeing a lot of buyers trending towards purchasing acreage properties.
“People are spending a lot more time at home with work from home environments,” she said.
“They also love the opportunity to have so much space and privacy yet still be so close to the beach.”
Ms McPherson had two acreage properties for sale on the Capricorn Coast.
58 Seiferts Road, Bondoola $1.85 million
Situated on a 25 acre block, 58 Seiferts Road, Bondoola, is for sale for offers over $1.85 million.
Ms McPherson said the property was previously used as an organically certified farm and that there had been a very strong level of interest in the property.
“58 Seiferts Road, Bondoola, is such a special parcel of land,” she said.
“It would be great as a hobby farm and has stables and round yards so you can easily have horses.

“We have had a really good amount of interest,” she said.
“I received some offers before the property had a price on it.
“You are only seven minutes from the beach and you have so much space and privacy that you feel like you could be out of town.
“61 Emu Parade has the biggest shed I have ever seen in town. It’s got a 27m, high clearance shed which is incredible.”

Ms McPherson said the interest in acreage properties was diverse but that she was seeing a “strong pull from out west”.
“I think people that are retiring from larger sheep and cattle properties or farming land out that way are looking to downsize but still need that space and privacy that properties like this can offer,” she said.
“Everything has doubled, if not tripled, in the acreage market and that’s due to the demands for space and privacy.
“People have always loved side access and room for a shed and houses that have space and privacy.
“You’re not just buying home, you’re buying a lifestyle.”
