Lifestyles By The Beach by developer Aaron Solito to be built on Svendsens Road, Zilzie

Plans for a first class over 50s village have been unveiled, featuring more than 300 homes, community centre, cinemas, sauna, indoor heated pool, bowling green, billiards room and tennis courts. There’s even space to park the RV.

Impressive plans for a first class, over-50s lifestyle village at the Capricorn Coast have been unveiled, with more than 300 homes, community centre, cinemas, sauna, indoor heated pool, bowling green, billiards room, tennis courts and more proposed.

The $150 million dollar development, Lifestyles By The Beach, has been proposed to be built on 28ha of land at 78 Svendsen Road, Zilzie by developer Aaron Solito.

The secure, gated community village would have 319 two and three bedroom stand alone homes, and each property has two car park spaces, with additional space for visitor carparking or private boat storage in some properties.

There will be four housing types and all dwellings will be compact and single storey.

The lot size will be 21m x 15m for 215 of the dwellings and 105 dwellings will be on 22.5m x 16.5m.

Amenities include a bowling green, pickleball courts, a tennis court, indoor heated pool, infra-red sauna, full size gymnasium, bar, games room, billiards room and cinema, allowing space for residents to socialise and relax.

Other proposed facilities include a commercial kitchen, multipurpose community facility, bar and function area, wellness centre, wash down bay, powered hard stands, BBQ area and men’s shed.

With a focus on RVs and boats, there will be a 40-space area for residents to park their larger vehicles at the front of the site.

The development application notes the proposed built form has been designed to fit in with the surrounding residential area and the development will be screened by a vegetated buffer.

The Svendsen Road site has been mostly cleared of vegetation and has a single house and associated buildings towards the front of the site.

New access has been proposed as part of the development, from Svendsen Road and an internal road network.

Developer Aaron Solito has targeted the demographic of potential residents to be couples and singles without children.

“That area is a retiree haven, such a beautiful area to retire to, whether you are southerner heading up to enjoy the magical climate or a retired farmer,” he said.

“That type of accommodation for that demographic is very under supplied.

“There is nothing like that currently around the Central Queensland region, they are very popular … Being able to live in the community with like minded individuals.”

A long time local who grew up in Emu Park, Mr Solito has owned the property for 15 years now.

The project is something he has wanted to do for a while.

“I wanted to offer something with those high level facilities, something similar that is being offered down south around Hervey Bay,” he said.

Being a lifestyle village, there is no stamp duty, entry or exit fees, no council rates and the buyer keeps all capital gain.

“There are so many benefits for this type of development and that’s why they are so popular now,” Mr Solito said.

He feels now is the time to carry out the development as real estate is booming and more and more people are moving to the region.

“There is confidence in the market, it is the strongest market since 2009,” he said.

“There is a lot of investment that people want to get into.”

The development has been broken down into five stages and is pending council approval, with construction hoped to start in mid 2022.

The Zilzie development comes off the back of a $35 million development that was proposed last month by developer Rob Carr in Emu Park.

The development includes a 47-apartment, seven-storey building with two commercial spaces, a gym and pool.
