Edenbrook Estate: New lots to be opened from the eastern precinct

More land is being opened up in one of Rockhampton’s most highly sought after residential estates, Edenbrook.
Development application paperwork was submitted with Rockhampton Regional Council this month for 236 new lots on the Parkhurst land.
Edenbrook’s Melissa Hytch said the blocks catered for a wide range of buyers with sizes from 720 sqm to 5721 sqm.
“I think the region will continue to prosper with the major infrastructure projects started or about to start and therefore we have lodged applications for the next stages,” she said.
Edenbrook is right on the edge of the Rockhampton Regional Council and Livingstone Shire Council boundary, which is currently under assessment by the state government.
The new lots are in the eastern precinct of the estate and are split across six stages:
- Stage 1: 46 lots
- Stage 2: 35 lots
- Stage 3: 44 lots
- Stage 4: 32 lots
- Stage 5: 35 lots
- Stage 6: 44 lots
There would be new internal roads created as part of stage one, with roads to include Aquila Drive, Willowdale Drive, Tranquil Terrace, Jakiah Avenue, Sunview Avenue and Figtree Close.
The lots will have infrastructure including water, sewerage and stormwater.
The application notes the peripheral edge of the eastern precinct is marginally impacted by the Creek Catchment Flood Overlay Map, which has been addressed in the proposed layout.
The streetscaping, landscaping and signage will match the existing Edenbrook Estate and there will be a footpath provided along one side.
Edenbrook was opened in 2014 and is known for its neighbourhood community and there are regular events held at the park from discos to State of Origin screenings, Halloween and Christmas Carnivals.
Already available land is advertised for sale on the Edenbrook website for around $200,000 with only a handful of lots available.
House and land packages are for sale for upwards of $550,000.
Ms Hytch said they were seeing very strong demand in the region and were currently in the middle of $13 million worth of works with 74 blocks of land, ranging from 700 sqm to more than 3000 sqm.
The works also include an upgrade of Edenbrook Drive, sewer pump station, a new playground and footpath extension.
“We are currently constructing a stage of 74 homesites and over 85 per cent of the stage is already sold out before construction has been completed,” she said.
