Development to start construction at 35-39 Alma St, Rockhampton City

Hutchinson Builders will start work on a 12-unit development on a block of land in the inner city CBD.

Construction is expected to start soon on a 12-unit development on a vacant block of land in Rockhampton’s CBD.

The 2529 sqm inner city site at 35-39 Alma St, next to Hampton Villa Motel, sold in July 2022 for $950,000.

The buyers were a company registered to a Sydney address.

The block had been listed for sale for $1.05 million in September 2020 and had previous approval from council for a similar development.

New plans were submitted under the owners and have been approved for 12 two-bedroom units across two buildings.

Recent operational work documents have been submitted by Hutchinson Builders.

The site has frontage to Alma St and Bolsover Ln and a building will face each street, with an internal driveway in the middle.

There will also be a small administration/office building.

The floor plans of the units are identical and include two bedrooms, the main bedroom including an en-suite, living areas, porch and patio and separate carport.

The approved plans state the landscaping will include “feature trees and mixed local shrubs”.

A watering and maintenance plan and ongoing replanting program must also be followed.

A concrete pathway is also to be constructed on the eastern side of Alma St for the full frontage of the development.

The council approval notes state under the operating procedures that all construction materials, waste, waste skips, machinery and contractors’ vehicles must be located and stored or parked on the site and not on the nearby streets.

Nearby, Griffin Builders’ project Loft, is getting close to completion.

The residential development on the corner of Archer St and Alma Ln, the former CWA site, is 10 storeys with 31 units.

Plans have also been submitted to council for a 12-storey development with 30 units on the former Shangri-La site on Victoria Pde on the riverfront.

According to council’s latest corporate report, there were 10 dwellings approved in the local government area in September and 14 in August.

There were also around 160 property searches conducted in September.

The Rockhampton region had a residential rental vacancy rate of 0.9 percent in June 2023, an increase of 0.5 per cent compared to June 2022.
