Two different plans have been lodged to redevelop the rundown former site of two major radio stations.

Charter Hall have submitted two separate development applications, proposing to build either two 30 and 21-storey towers or a single 20-storey office tower at 309 North Quay.

The current brick building at the site was once the home of Triple M and B105.

Located right near the northern end of the Grey Street Bridge, it’s the latest proposal in the rapidly growing “North Quarter” precinct of Brisbane’s CBD, located near Roma Street Station.

The bottom two floors will include food and drink outlets, bars, shops and indoor sports and recreation tenancies, with the above storeys primarily consisting of offices.

The developer has also suggested “a pedestrian arcade through the site connecting May Street to North Quay,” which could link to a new entry of Roma Street Station.

“The proposed development represents a critical part of the revitalisation of the North Quarter precinct,” the application said.

“This precinct is currently undergoing significant change with several major public infrastructure projects currently underway within the immediate vicinity of the site.”

Charter Hall said the proposals would compliment the growing surrounds of Roma Street Station, at the northern tip of Brisbane’s CBD, which has been undergoing rapid transformation.

In addition to the recently completed Supreme Court building, platforms for Cross River Rail and the Brisbane Metro are currently under construction at Roma Street after the much-maligned Transit Centre was demolished over the past two years.

There are also plans to build a new live music arena – Brisbane Live – over the new station.

The new headquarters of Suncorp is also under construction near City Hall.

Plans were also approved last year for a twin-tower residential development fronting onto Coronation Drive near the Merivale Bridge.

Triple M and B105 moved from the current building at 309 North Quay to new facilities in the nearby Barracks precinct in 2018.
