Noosa Civic owner Mark Stockwell is looking to make the most of his Noosa Business Centre development with plans for a fuel station and "creative" commercial space.
Mr Stockwell wants to build the 15 million project on adjoining Walter Hay Drive lots in Noosaville.
Development application documents lodged with Noosa Council showed the proposal could also include a car and dog wash.

Thriving after 65 and still in business
Mr Stockwell said his development team was working with the council to have the project approved and on the move as soon as possible.
"As soon as we get the approval from council we can get started," he said.
"The idea is to drive the economy of Noosa now while the market is good to create the jobs and the employment opportunities for when things aren't so good."
He said a two-storey business space would be 10m high.
"You can have a coffee, go get your dog washed, go get your computer fixed, get a new web page designed and be back on the beach by 10 o'clock," Mr Stockwell said.
"People could have 50 or 60sq m of very high profile space for their business so that would be quite cost effective rather than having huge spaces," Mr Stockwell said.
"It's more boutique, it's more Noosa style, it's about convenience and people having very good sight lines and seeing where the business is."
Mr Stockwell said the commercial space was designed for anyone from little IT businesses, to marketing or business start-ups.
"It's almost like a little incubator for businesses to have smaller and affordable space," he said.
Mr Stockwell said he had a fuel company lined up to tenant the service station component but preferred not to name the operator just yet.
His application said the proposed development fulfilled a need to generate a business hub within the 23-lot Noosa Business Centre for more diversified business offerings.
"The service station serves to provide a convenience function to the those living and working in the immediate surrounding area as well as those travelling through," the submission said.
"The office provides employment opportunities which directly aligns with the higher-level strategic intent of the Shire Business Zone," it said.
