Mackay's property market climbing like a Rocket Man

BIG events like Elton John's concert, our flourishing tourism sector and growing business confidence is attracting investment in Mackay once more.

BIG events like Elton John's concert, our flourishing tourism sector and growing business confidence is attracting investment in Mackay once more, according to a leading real estate agent.

Explore Property's Ben Chick says there are currently 2284 properties on the market in the Mackay greater region - roughly 700 less than there was six to nine months ago.

"There's less choice for people and that's a good thing," Mr Chick said.

"People are happy to talk about the positivity in Mackay again.

"Anyone in property management can tell you people are coming from out of town to rent properties which is a huge positive because they're the people who will be buying soon once they get a feel for the area and work out where they want to live long term."

He said it wasn't just the confidence in the mining sector driving people to town.

"We had 10-12 new employees from the hospital brand new to town apply for a home to rent so it's not just the mining... there are so many things going well we don't talk about," Mr Chick said.

"Elton John coming to town, the tourism ... and it's actually locals typically buying the high-end property at the moment, they're the ones who have confidence that Mackay is going well and they want to stay here long term."

So are there some suburbs in the Mackay region more attractive to buyers than others?

"All the suburbs are popular," Mr Chick said.

"If properties are well priced people will move from one end of the region to the other.

"All suburbs have everything people need; shops, schools and a good community feel. Most places have all those amenities, so it's a case of buy where you want to live."

Mr Chick said it wasn't just a buyer's market at the moment; it was also positive news for sellers.

"Our (former) 11.7% vacancy rate is down to about 7% so you've got 4% of the market chewed up with people moving into rentals, this is that influx - nobody goes to a town and buys straight away," he said.

"(At the moment) we're selling a house a day. We're only one agency, so that tells me there's a lot of houses selling.

"Auctions are also big. We have four properties going to auction in about three weeks time and then another four a couple of weeks after that."

"But it's not just about auctions and deadlines, the way the market is now there's really positive recent sales so it's not always (obvious) what something is worth."

Mr Chick said while some agents are moving properties under the $300,000 price, he's seeing movement further up.

"The bottom end of the market is actually a lot harder to move - the middle end is a lot more affordable at the moment," he said.
