Inside plans for expanded Walloon estate, 200 more houses proposed

An Ipswich housing estate will be expanded, with a developer proposing to add nearly 200 houses and community green space.

A developer has submitted an application for 200 more houses at an existing residential estate in Ipswich.

The site at 33-135 Caledonian Rd and 7001 Parkland Drive in Walloon would be extended by developer ID Land to accommodate a total of 199 houses.

If approved, the extension would become stage seven of a proposed 11-stage development.

Urban planner Tract Consultants submitted an application to reconfigure lots to the Ipswich City Council on June 28.

Last week it applied to remove the relevant lots in its existing application, which was greenlit by council two years ago.

More than 450 houses, constructed in the Dawn Walloon development stages one to five, have already sold out.

The project was up to stage 6D by late June, with construction started early last month and bulk earthworks nearly completed.

The application proposed lots of beween 210 sqm and 758 sqm.

Community open space, paths and bench seats were also planned.

The open space would include a shade shelter, play equipment, drinking fountain, bouldering wall, bins, benches and tables.

A concept plan prepared by Saunders Havill Group said a landscape design framework had been created to deliver an “iconic destination and proactively explore innovation and sustainable design principles”.

“It will be a place of quality, innovation, urban culture, and a premier destination within the southeast Queensland region.

“Dawn Walloon is set among key rehabilitated waterway corridors, creating a seamless green spine allowing an abundance of opportunity for open space and site connectivity.’’

Saunders Havill said it was in a booming growth corridor west of central Ipswich and near commercial centres and public open space.

The remaining stages would provide 832 lots ranging from 262 sqm and 884 sqm.
