NEW developers have moved in to extend the housing development fronting Ipswich Country Club at Leichhardt with a $75 million four-staged project.
Marquee Projects will oversee the development of 199 homes under the project named Golf Links Estate.
The estate on the old Ipswich Golf Club front nine at Leichhardt has faltered under two previous developers with 97 homes completed on the site before Marquee bought out the remaining 12ha of vacant land.
Previous plans by Heritage Links Estate developers for 120 townhouses have been scrapped by the new owners in favour of residential lots.
Marquee Projects CEO Mark Spedding said the change of ownership of the Ipswich Country Club to interests associated with Sirromet Winery owner Terry Morris had created strong interest in the site.
"Terry Morris acquiring the Ipswich Golf Club and their plans to upgrade the facility was a real attractor to the development and we have started working closely with the new management team," Mr Spedding said.
Golf Links Estate civil works are set to start early next month.
Stage 1 of the project will offer 46 allotments ranging in size from 315sq m to 871sq m with house and land packages ranging between $319,900 and $400,000.
"We have taken measures to protect the existing character of Leichhardt including upgrading and expanding Alf Knauer Park, creation of highly landscaped entrance features and key areas throughout the estate, improving the interface with the Country Club and retention of mature fig trees along Old Toowoomba Road," Mr Spedding said.
"We are also undertaking road widening and construction of a new roundabout on the corner of Old Toowoomba Rd and Chubb St to ensure additional traffic generated is managed accordingly."
Council's Planning and Development Committee chairman Paul Tully said an additional 46 lots had been approved to the existing development plans and it was expected applications for future stages adjacent to the Ipswich Golf Club would be lodged, increasing the ultimate size of the estate.
Cr Tully said the current development approval included conditions that reinforced the requirements to protect the existing fig trees on Old Toowoomba Rd.
