VICTORIA TAVERN
Known for its traditional XXXX Man standing proudly over the front door, the Victoria Tavern in the North Rockhampton suburb of Berserker is for sale for $5.275 million.
Located on the corner of Musgrave and Bridge Streets, the popular Rockhampton pub was listed for sale by Bencheer Pty Ltd as trustee for the Langdon Family Trust.
The venue has been owned by the Mitchell family for 44 years.
“The pub is the longest running family operated independent hotel in the region and has stood the test of time as a solid business within the ever-changing hotels industry,” fourth-generation publican Sue Mitchell said.
“The diverse mix of income streams has provided a good balance during different trading periods and economic conditions.
“Over time we have made improvements, with the property completely rebuilt in 1990, and the beer garden and function area added in 2020.”
The property is a two-storey building consisting of a main bar, bistro, beer garden, 20 gaming machines, and rooftop dining and function area, plus a dual lane drive through bottle shop.
It is situated on a 3330 sqm block across three titles, with 1728 sqm of floor space in the hotel.
ASCOT HOTEL
Rockhampton’s Ascot Hotel was first established in 1883 and was known as Forresters Arms Hotel.
The iconic blue venue at 177 Musgrave St, Berserker, now hosts visits from across the globe for a taste of its renowned stone grill steak.
The venue has been owned by publican Will Cordwell for the last 37 years and is for sale.
He said while renovating the venue in 1990 he went looking for something that was different to anything else in the hotel industry and found stone grill.
“It gets people from all over the world,” he said.
Situated on a 2320 sqm corner block on one of Rockhampton’s most busiest streets, the property boasts five allotments, including two vacant shops that could be independently leased with an estimated return of $45,000 per annum.
There is a drive thru bottle shop at the rear of the property, which is connected to a large showroom.
The restaurant has a stone grill licence and gaming at the venue includes Keno, TAB and eight poker machines that could be sold with the business.
There are 10 permanently rented rooms upstairs, all on periodic leases.
The property also has preliminary development application approvals for a 103 room hotel.

According to the heritage building listing, The Lakes Creek Hotel was constructed in 1895 and was the third hotel on the site.
It has been closed to the public since around 2018.
Situated on a 3688 sqm corner block on Lakes Creek Rd and Cooper St, the hotel is a two storey building boasting a main bar, dining and function area, drive through bottle shop, beer garden and thirteen rooms upstairs.
