A longstanding Ipswich physiotherapist has submitted plans to the council to knock down a house and replace it with a new two-storey medical centre in the city’s health hub.

The Neumann Family Trust has submitted a development application to Ipswich City Council, seeking approval to construct the facility on a 1214 m2 site at 57 Thorn Street.

The application is signed off by Physioactive practice principal Darrin Neumann, whose current premises is next door.

The proposed building will have a total gross floor area of 965 m2 across two levels and take up about half of the site.

The site is close to St Andrew’s Ipswich Private Hospital, the Ipswich Ambulance Station and several other medical clinics.

“The proposed medical centre will be setback to align with the existing medical centre on the land to the immediate south (Physioactive building), which is approximately 21 m from the Thorn Street frontage to allow for the provision of on-site car parking,” the application noted.

It will accommodate two tenancies which will use a common entry area but operate independently.

“The ground floor will have a GFA of 370 m² and will consist of a main entry/foyer, reception area, ancillary gym, office space, laundry, consultation cubicles and amenities,” the application noted.

“The first floor will have a GFA of 595 m2 and will consist of additional office space, consultation pods, kitchen/staffroom, amenities and rooms for ancillary rehabilitation services including hand and pilates therapy.

“The first floor also contains the additional medical centre tenancy. Access to the first floor by patients will be provided by an internal lift and stairwell.

“The proposed development will be provided with vehicle access via a new crossover to Thorn Street.

“It is noted that the development has been designed to ensure that future vehicle and pedestrian connections can be provided to the existing medical centre to the south of the site.”

The development will include 17 car parking spaces.

It is proposed the facility will run between 7am-9pm Monday to Friday and 8am-5pm on Saturdays.
