DEVELOPERS have moved on a mini-boom for Karalee, announcing a $45.6 million acreage development overlooking Colleges Crossing.

Karalee Land Partners launched the first stage of a 160-lot residential development off Mt Crosby Road, Karalee, named The Crossing.

The 72ha site is set to be developed over nine stages with lots from 2000sqm to 8510sqm, starting from $260,000, and marketed at an average price of $310,000.

Colliers International is marketing the estate.

Associate Director of Residential Daniel Hirst said The Crossing was the only acreage land community in the region and would attract families who enjoy open space and a close-knit community feel.

"The acreage blocks offered in at The Crossing are unique for this region as lot sizes in surrounding new communities are around 450sqm in size," Mr Hirst said.

He said residents would be able to start building homes in the first half of next year.

"This is the only fully serviced, including reticulated sewer, and NBN ready acreage community in Karalee," he said.

"It is conveniently located to amenities and the closest estate to the centre of Karalee. The Crossing is in walking distance to the Karalee Shopping Centre and bus stops, and a short drive to schools, child care and other recreational facilities such as a rugby league club, swim club and tennis club."

Council's Planning and Development Committee chairman Paul Tully said the area had experienced a "mini-boom" with retail and residential development.

"The Karalee-Chuwar area is undergoing a surge in development, because of its proximity to Ipswich and access to the Warrego Highway," he said.

Cr Tully said it was good to see a development with larger lots.

"There are still a lot of people who are looking for the opportunity to build on larger size lots," Cr Tully said.

"It is part of our plans to have a range of lot sizes in different parts of the city."
