THE flip of a golden shovel marks the first step in transforming this former golf course into Hervey Bay's newest lifestyle village for over 50s.

Yesterday, Ingenia Lifestyles launched the master plan for Ingenia Living at Hervey Bay - a 250-home community located near the Hervey Bay Airport.

The four-stage development will include a multi-million dollar clubhouse, resort-style pool, lawn bowls greens, a gym and a sports bar.

Ingenia Communities development director Ed Wortman said the company planned to have the first stage of the complex finished by the end of the year.

He said 90 per cent of the first stage had been sold.

"There's a great need for independent-style living in the region," Mr Wortman said

"I think this community will be something that fills the gap in the Hervey Bay region."

The remaining stages are expected to be completed over the next three to five years.

Fraser Coast mayor George Seymour said the lifestyle community was a perfect match for Hervey Bay's climate, traffic and public services.

"I think there's a recognition we should effectively be the Florida of Australia, in terms of retirement destinations," Cr Seymour said.

Ingenia CEO Simon Owen said they were looking at fast-tracking the second stage "to keep up with demand".

"The main draw-card for buyers has been our ability to provide a lifestyle that's right for them and at an affordable price point as well," Mr Owen said.
