DESPITE spirited bidding, a prime piece of land on the escarpment was passed in at auction on the weekend.

25-31 Kara View Court, described as a "stunning, once in a lifetime opportunity" by real estate agents, did not reach the reserve price at auction on Saturday and was passed in at $950,000.

Colliers International Toowoomba's Brad "The Land Man" Lipp said there had been a lot of interest in the land, with 38 enquiries coming directly from Sydney.

One of the buyers even came up from Sydney on the day and registered to bid.

While Mr Lipp said there was "good, spirited bidding" from three interested parties, the vacant 4,000 sq m block was passed in at just shy of $1 million.

"We're negotiating with a buyer now, and if it doesn't sell, we'll start another social media campaign in the near future," Mr Lipp said.

"It's an extremely rare, and by far the best block of land in Toowoomba. It looks directly at Table Top Mountain and you can also see the Marburg Ranges to the east... it's got views to the south, east and north... no other block in Toowoomba offers you that."

The auction was called by Colliers International Toowoomba's Dan Dwan.
