THE industrial land explosion in Toowoomba's western suburbs continues in the wake of the Second Range Crossing, with a giant chunk of land on the Warrego Hwy on sale for $3.75 million.
The vacant property, nestled in between the BP truck stop and IOR Petroleum fuel stop, is just a few hundred metres from where the TSRC crosses over the highway at Charlton.
LJ Hooker Commercial's Shane Kennett, who is running the sale, highlighted the 2.53-hectare block's great features, including front and rear access, its flatness and that all infrastructure was in place.
This is the first time the land has been for sale, and the listing has only been on the market for the past five days.
Mr Kennett said the outer areas of Toowoomba like Wellcamp, Charlton and Torrington would become increasingly popular as the bypass nears completion.
"This would be perfect for transport, storage and logistics companies. There are a whole heap of things that you can put on there," he said.
"It's definitely a hot spot. You can imagine what will be happening once the bypass is completed.
"The beauty is you can do left in and left out onto the Warrego Hwy, or there's another road at the rear where you can access O'Mara's Rd and then turn right onto the highway or head to Wellcamp airport.
"I think the focus will move outward, because the transport companies we deal with need to get five acres to turn their trucks around."
