Toowoomba developer and ex-McDonald’s licensee Keith Beer buys former Australian Hotel, James Neil Medical building

A notable site on the fringe of the Toowoomba CBD has been snapped up for millions by a prominent local developer and former McDonald’s licensee.

A major Toowoomba developer and former Macca’s king has revealed the site for his next project, after securing a former pub and medical centre for $2.15m.

Keith Beer, who is currently developing a new Pearl Energy service station in Newtown, bought the old James Neil Medical centre on the fringe of the Toowoomba CBD.

The purchase through Colliers International comes after a protracted negotiation process that started about six months ago, but Mr Beer said he was excited by the potential of the site.

“We’ve got no plans, so we’ll find something to go in there,” he said.

“There’s one lady in there as a tenant and that lease expires in October.

“It’s a great position, exposure is excellent, the vehicle movements that pass it are incredible.

“Now the trucks are gone, there are more cars along that road.

“It’s an excellent site, the exposure is unbelievable, you’ve got St Pat’s and Mitsubishi, Avis has moved into the area — it’s all good quality around there.”

Mr Beer said he was not opposed to demolishing the site, noting he was open to offers for redevelopment.

Selling agent Dan Dwan said the site offered amazing potential for a higher use.

The property has sold, the tenants have vacated (except one) so it is a prime redevelopment site,” he said.

“I believe there has been some discussion around removing existing improvements.

“There are still some tenants in place, I don’t believe there is any intent from the owner to re-lease the property.”
