Toowoomba council to assess new Glenvale subdivision off Euston Road

An interstate developer has lodged plans to create two dozen new lots in a fast-growing suburb of Toowoomba.

Even more lots are set to be created in a fast-growing suburb of Toowoomba for the first time in more than two years, with a New South Wales developer proposing a new subdivision in Glenvale.

Applicant Joseph Maroun has lodged plans with Toowoomba Regional Council for a 24-lot “low-density” residential estate on Euston Road,

According to the proposal, the new allotments (which average about 530 sqm each) will be accessed from both an extension to Sunset Drive and a fresh connection point along McDougall Street.

In the report by Precinct Urban Planning, town planner James Williams said the lots on the northern end would feature “pool-style” fencing.

“Given that the proposed development directly adjoins an open space corridor, proposed lots 1-12 will be provided with 1.5m-high pool-style semi-transparent fencing to improve casual surveillance of the park,” he wrote in the report.

“It is noted that proposed Lots 1 and 2 will only be provided with this fencing following the decommissioning of the adjacent sewerage pump station.”

Mr Williams said footpaths would also be created to ensured the development complied with active transport requirements.

“The proposed development will involve the construction of a footpath along the roadway, providing direct connection to the surrounding pedestrian network and nearby open space areas,” he wrote.

“All lots proposed are within 400m of the adjacent open space corridor which, under the Glenvale local area plan is intended to be utilised as open space.”

While Glenvale is considered one of Toowoomba’s major growth corridors, this is the first new subdivision with more than 20 lots proposed since at least January 2022.

The western area of Toowoomba area is expected to host an extra 9000 residents by 2031.

The council has yet to respond to the application.
