Glenvale Village subdivision ramps up in response to housing demand, Colliers International says
As demand for housing remains strong across Toowoomba, a longstanding subdivision in a fast-growing suburb is preparing to ramp up with construction.

A major subdivision featuring more than 300 lots in a fast-growing part of Toowoomba is expected to ramp up over the coming months in response to demand for housing.
Glenvale Village, situated on the corner of Drayton-Wellcamp and Devine Road in Glenvale, has nearly sold out of its first two stages after being released to the market several years ago.
Colliers International’s Brad Lipp, who is selling parcels on behalf of developer VentureCrowd Property Australia, said construction would start on public amenities like parkland in the coming months.
He said buyers had started snapping up blocks as young couples and families explored areas outside the immediate centre of Toowoomba.
“It’s the largest community masterplanned estate in the area, which is big considering what’s going in here,” Mr Lipp said.
“From our first release to second release, there have already been price rises.
“Land is at a scarcity in Toowoomba, but there’s nothing like this available — there are parks and walking trails through it, and it’s heavily landscaped through the stormwater and drainage area.
“All landscaping and parkland will be finished by August or September.”
Mr Lipp said VentureCrowd was working with a number of different building contractors to create a large variety of housing options at Glenvale Village, in a bid to avoid the “cookie cutter” look of new subdivisions.
“There’s going to be a sales office here and they’re going to be building some homes to showcase the different styles that are available in prominent locations,” he said.
“It’s going to make it a beautiful place to live — they want to bring it back to those Toowoomba-style homes.
“It’s not just those cookie-cutter homes.”
