A proposal for three three-bedroom units overlooking the Toowoomba escarpment has been given the green light by the council.
Developer Travis Mauger was approved in December for the two-storey residential project on the corner of Tourist Road and Murlali Court in East Toowoomba.
According to the plans, the units would include three bedrooms, two bathrooms, common areas, undercover alfresco spaces and double garages.
Alpha Planning Applications’ Andrew Hill said the units would be built to a “high aesthetic standard” and include a number of features like dense landscaping, private open spaces, minimal building heights and roofing variations.
“The proposed use’s design and presentation to the street is generally superior to that of the existing and surrounding uses and adequately reduces the overall bulk and scale of the development, while also maximising the potential for landscaped and open space areas visible from the street,” the planning report said.
“It is considered that the proposed design complies with the planning scheme’s requirements, is of a high standard and will improve the visual amenity and character of the streetscape; while also avoiding all potential adverse impacts upon the streetscape and adjoining uses.”
In his assessment report, council’s planning officer Elliott Barber argued the proposal met the requirements of the low-medium residential code.
“The proposal provides for a density of 41.05 dwellings per hectare and therefore complies with the desired residential density of no less than 40 dwellings per hectare for development within the low-medium density residential zone,” the report said.
Mr Barber attached 76 conditions to the development’s approval.
Mr Mauger isn’t the only developer to try to leverage the Toowoomba escarpment to create new units.
Clive Armitage was approved for a set of high-end three-bedroom units on Tourist Road in 2020, before try to selling the project in 2021.
The new project is also not far from the Toowoomba penthouse that set a city record for the highest-selling unit, clearing for more than $2.6m in 2022.
