A new four-star motel overlooking a major Toowoomba park has been given the green light by the council.
Applicant Brendan Coonan, operating as Bctank Pty Ltd, was approved for a 34-room motel and a manger’s residence on two blocks along Tor Street in Wilsonton.
The new project, which is being called the Rose Park Motel on the plans, would sit directly opposite Newtown Park and the State Rose Garden.
According to the original planning report by Leroy Palming Consulting Engineers’ Matt Allen, which was for 36 rooms, the motel would include a variety of rooms to suit different guests’ needs.
“Units 1 through to 36 are all one-bedroom units — units 1 and 30 are large units with separate living areas,” the report said.
“Unit 2 is an accessible unit and Units 12 and 13 are conjoined with access between to create a family room if required.
“The site is also equipped with cleaners and storage area for staff and, a laundry, outdoor BBQ and amenities area for guests to use.”
Reports were also submitted into noise impacts, landscaping and stormwater, among others.
Council’s planning officer Emily Hinchliffe recommended the motel be approved, after an information request led to a number of changes to the design.
“The proposed Short-term Accommodation buildings have a built form that is consistent with the intended residential built form of the low-medium density residential zone, providing a building height, site cover and setbacks which are consistent with the requirements of the zone and the existing streetscape,” she wrote.
“It is also considered that the proposed short-term accommodation use will not have a significant detrimental impact on neighbourhood amenity, noting that conditions of approval will be imposed on the development to ensure compliance with the submitted noise impact assessment, appropriate noise limits, lighting levels, waste management and removal and air emissions.”
Mr Allen was contacted for comment on when construction might start.
