Living Gems plans to build new Toowoomba retirement resort at Cotswold Hills

Plans for hundreds of over-50s homes, featuring a luxury summer house and community facilities, have been lodged for a key growth corridor of Toowoomba.

A longstanding developer of retirement villages across Queensland has revealed its next Toowoomba location, just months after selling its previous resort in the Garden City.

Living Gems has lodged plans with the Toowoomba Regional Council to build a 266-home over-50s resort on a 12-hectare parcel along Hermitage Road in Cotswold Hills.

According to the report by Innovative Planning Solutions, the new retirement village would create spaces for more than 260 two-bedroom homes.

The plans also include community facilities like a clubhouse (including an indoor pool, covered bowling green, bowling alley and cinema), luxury summer house and other areas like tennis and pickle ball courts and a community garden.

“The design incorporates a mix of lot sizes (as specified above), which will provide ample room to establish a residence with an appropriate level of private open space for future residents,” the report said.

“In addition to this the proposal incorporates communal facilities such as a summer house, lawn bowls green, clubhouse (with a library, ten pin bowling, golf simulator, cinema, gym, and lap pool) and two tennis courts for the enjoyment of residents and their visitors.

“Communal facilities have been located central to the site and include provision for a high quality recreation club house, tennis courts, swimming pool and RV parking.”

Other reports relating to water, engineering, traffic and landscaping were also submitted.

Living Gems currently has multiple projects across Queensland and recently sold four retirement sites to property giant Stockland for $210m.

This included its significantly-developed Toowoomba site at Glenvale, which has since been renamed Halcyon Ridge.

Cotswold Hills has been a focus of retirement and residential developers in recent years, with Homecorp currently advancing the Essence Estate subdivision after buying it for $7.5m.

Victorian retirement resort specialist Country Club Living also started construction on a 183-unit resort called Toowoomba Fairways.

Cotswold Hills saw an extra 400 people move to the suburb between 2016 and 2021.
