Large land parcel at Murphys Creek with 47-lot subdivision returns to market

An approved housing estate just outside Toowoomba has hit the market again, just eight months after it was listed for sale through a different agency.
The 47-lot subdivision on Murphys Creek Road at Murphys Creek was approved by the Lockyer Valley Regional Council some years ago, and was listed through Re/Max late last year.
Now the 45-hectare parcel has come through iThink Property, with agent Mark Costello highlighting its proximity to schools and services as well as generous lot sizes.
“There is just no land available around the region of this size, at this price and it already has pre-approval for subdivision just 20 minutes from Toowoomba City,” he said.
“It is more than 45 hectares of land with DA approval for a 47-lot subdivision.
“Basically all the hard work has been done it is ready to start development over four phases.
“The site forms part of the suburb of Murphys Creek and located approximately 22km northeast from the Toowoomba city centre and 13km from Withcott.
“Proposed lots will range between 8000 to 19991 sqm but most of them are about two acres.”
Mr Costello said the engineering plan for the first stage had been completed, with lots to be sold at about $240,000 each.
“Australia wide we are seeing a massive property boom and prices are rising everywhere,” he said.
“As this happens land is also being sold just as quickly and becoming rare as hen’s teeth in our region.”
