A small town south of Toowoomba could get its first major subdivision in nearly 15 years, after plans were lodged for 40 new lots just outside the CBD.
Developers John and Matt Wiedman put forward a proposal with the Toowoomba Regional Council for a significant housing estate on a 10-hectare parcel on the corner of Clark St and Wiedman Rd in Clifton.
The 40 new lots, which are just 800m from the centre of town, would generally sit between 900 and 1200sq m and be built over two stages.
According to the report by Precinct Urban Planning’s Jess Garratt, the development included the creation of two new roads as well as a drainage easement leading out to an existing culvert under Clark Street.
“The existing Sandys Rd from the south will be constructed and extended to provide access to the new loop road that will service the subdivision,” the report said.
“No access to Wiedman Rd or Clark St will be provided from the subdivision, noting that the subject land is on the northern extremity of Clifton town and the land to the north and west is in the rural zone.
“The proposed subdivision design and lot layout has been heavily influenced by the servicing and environmental constraints of the land.
“The larger lots on the northern and western sides of the subject land have been provided to account for flooding constraints.”
This is the first significant subdivision planned for Clifton since 15 lots were planned along Logan Rd back in 2008, according to council’s DA database.
It comes as towns like Pittsworth and Crows Nest are seeing renewed property development activity amid Toowoomba’s growing housing crisis.
Clifton is 40 minutes away from the Garden City, but also just half an hour away from Warwick.
