Developer proposes 201-lot housing estate in Woolmer, north of Toowoomba

A growing part of greater Toowoomba could get even bigger, after a developer proposed a new housing estate that would create a new local centre, parks and a collector road.

A major 201-lot subdivision has been proposed for a large parcel of land just northwest of Highfields, at Woolmer.

A massive new subdivision planned north of Toowoomba could expand the urban footprint of a major growth area if approved.

Gold Coast businessman Damien Gwynne last month submitted an application with the Toowoomba Regional Council for a 201-lot housing estate off Highfields Road at Woolmer, just outside the centre of Highfields.

As part of the new estate, a designated new town centre will be relocated within the plan while a new collector road will be created to service traffic to and from the subdivision.

Precinct Urban Planning’s Paul Kelly said the subdivision would be broken up into seven stages, with most lots ranging from 500 to 700 sqm.

Certain lots have been allocated for dual occupancy developments.

“In response to council pre-lodgement advice, the development includes relocation of a new local centre identified under the relevant local plan,” the planning report said.

“The development also identifies the location of two future local parks as well as a linear park along the creek corridor and is supported by a landscape concept plan that provides advice on embellishment of these parks and the location of street trees.

“The development includes the creation of a new collector road off Browne Road near the Highfields Road intersection.

“This road has been strategically located and designed to ensure minimal impacts on environmentally sensitive areas along the creek corridor adjacent the Highfields Road boundary.”

The council has yet to respond to the application.
