7Eleven, Guzman Y Gomez, Zarraffa’s, Oporto, Subway and Pizza Hut coming to Smithfield

Excitement is building following the start of construction of a fast food hub as major national restaurant chains lock-in long-term commercial leases. Full development details.

After years of planning, work to deliver multiple fast food restaurants within a convenience drive-through hub made up of national chain outlets has at last got underway.

In 2019 former owners of the proposed fast food mecca in Smithfield, Heavey Lex, were granted approval to build a service station at 109-117 McGregor Rd.

The plan was later overhauled to add seven new tenancies which included a suite of drive through fast food outlets.

In 2022 The Hub Smithfield acquired the 1.52 Ha block for $7.7m and the following year a masterplan and project tenancy mix was approved by Cairns Regional Council in April.

National brands including a 7Eleven convenience store and servo, Guzman Y Gomez, Zarraffa’s, Oporto, Subway and Pizza Hut have all been confirmed as tenants on 12-year leases to 2037.

A 100-place childcare centre and swim school are also planned in future stages to be run by Sanctuary Early Learning after being approved by council in September last year.

Located just under the Smithfield Bypass flyover the centre has been marketed to future investors as offering “unparalleled convenience” within the north Cairns growth area.

The Hub Smithfield director Adam Parker said local firm Bryant Building Contractors had won the contract to deliver the project which is expected to be complete towards the end of the year.

“We just can’t wait to finish it up really, I think it’s going to be a really good product,” he said.

“It's a great project and we are looking to deliver something of great quality for the people of Smithfield, the amenity were are putting in is great for them.”

Also on the cusp of being given the green light, after months of wrangling with city planners and a battle in the Environment Court, is the huge big box development planned for vacant land between the Captain Cook Highway and the Smithfield Bypass.

Trinity Park Investments director Stephen Pellegrino said plans for the development once known as the Smithfield Hub had been scaled back and queries by council relating to traffic movements and drainage had been ironed out.

“Council has asked for all sorts of changes, we have had to cut back on what we’re building (which has been) costly and it will go back to council in the next two weeks,” he said.
