A NEW business has moved into a property near one of Toowoomba's busiest intersections, after a lease agreement by Ray White Commercial.

Home improvement business Total Floor Store has secured a new building on the south-western fringe of Toowoomba's CBD, after signing a three-year lease for 194 Herries St.

Situated on the corner of Herries and Clifford Sts, the property includes an office and showroom with a total area of 92sqm.

There is also an additional 111sq storage area with a 4m-wide roller door.

Refreshing Toowoomba CBD

Ray White Commercial Toowoomba's Mark Wynhoven brokered the deal, which includes two three-year options to extend.

Mr Wynhoven said he had previously identified the potential for exposure as the main drawcard of the site.

"The property has showroom space equal to its storage space, but the exposure it offers is one of its biggest advantages," he said.

"It's positioned where all the traffic circulates on the southern side of the CBD.

"Car parking can also be catered to the specific needs of a business."
