THE Toowoomba CBD's newest high-grade office block will have tenants filling it before the end of the month.

The boutique building on the intersection of Campbell and Raff Sts is nearing completion, after spending several months under construction.

Businesses THL Finance Partners, Toowoomba City Realty and Sims White Architects were behind the ambitious project and will be the first tenants moving into the three-storey building.

Toowoomba City Realty principal Michael Teahan said the new property, which was designed to improve comfort across all seasons, had not been seen in the CBD for years.

"In terms of premium office space, there is nothing new that has been constructed for a long period of time," he said.

"People who move in will get a really great working environment, and I think this will meet their needs.

"We're probably a week away from moving in. By the end of the month, we hope to be all in the building."

The two remaining tenancies will be available for sale, either for an owner-occupier or an investor.

"We are certainly gearing it towards the premium end of the market," Mr Teahan said.

"This building will have a lot easier access for cars, which is the benefit of being on the CBD fringe.

"Now people can visualise it and see the completed product, we expect interest to pick up even more."
