Just under $45m worth of luxury apartments in the Mayfair Bondi Beach apartment complex have recently changed hands, including the penthouse which has sold off the plan for just under $23m.

It is understood the buyer was Gold Coast IT executive Kieran Gibbons, although the marketing agent, Ben Stewart of Stewart Residential/CBRE, declined to comment.

The sprawling three-bedroom penthouse which includes a basement level private spa and wellness area, wine cellar as well as a multipurpose room and two car spaces sold at a hefty $118,000 per sq m, which was a record for Bondi.

A second sub-penthouse with three bedrooms, a study and two car spaces has also changed hands for around $23m.

Mr Stewart said the project, which is under construction and due for completion by the end of 2025, was appealing to a mix of buyers, particularly locals as well as some out-of-towners.

Three apartments at the 58 Campbell Parade, Bondi Beach, apartment block remain on the market with prices ranging from $8.5m for a three bedder, while an opulent sub-penthouse higher up in the building is on the market for $23m.

Mayfair Bondi Beach interior designer Nikki Rosen, a director of Ennen & Co, said each residence had been meticulously designed with a distinctive identity and unique framing of the sweeping views of Bondi. “While no two dwellings share the same experience, all are united in a consistently elevated standard of luxury and craftsmanship,” she said.

“The Mayfair project has a unique vista from the south of Campbell Parade, while the other developments that are happening in that area are more from the north, so the vista from Mayfair is unique.”

Mayfair is offering buyers different colour schemes and finishes, while developer Fenbury will also customise interiors for clients as required. Lavish interiors include stone clad joinery, timber flooring, and marble bathrooms.

Ennen & Co with co-director Nasiva Shretha, works for a number of developers including boutique apartment developers as well as multi-residential developers around Sydney.

Meanwhile, Mr Stewart is also marketing AVRA Bondi Beach on behalf of developer Clutch, with the project located on Bondi’s Curlewis Street.

Designed by PBD Architects and Woods Bagot with interiors by Myles Baldwin, large style penthouses of three and four bedrooms are still available in the 18-unit AVRA offering up to 333sq m of internal space and large balconies of 71sq m to 74sq m.

Apartments in AVRA have sold at prices of up to $15m. Around 10 apartments have sold, with the ground floor retail areas likely to be occupied by a private health and wellness club.

Mr Stewart has negotiated a number of high-end sales in Bondi and Sydney’s Eastern Suburbs priced in the early to mid $20m range, achieving record prices for off the plan projects.

There are a number of sites being amalgamated for more boutique developments in Bondi that are pending council approval.

“Bondi is becoming more attractive to cashed-up clientele,” he said.
