Princess Beatrice’s husband Edoardo Mapelli Mozzi scores Aussie interior job
London-based Banda Property will design the interiors of a new apartment block in Sydney’s exclusive Darling Point.
The Stanley Roth-led Yarranabbe Ventures has hired London-based Banda Property to design the interiors for its yet-to-be-built harbourside apartment block, 81 Yarranabbe in Sydney’s exclusive Darling Point.
The eight apartments, ranging in price from a hefty $38m to $83m, will be housed in a five-level block. Marketing will begin in early March, and construction is expected to start in the second quarter of next year, ahead of an estimated completion date in late 2027. Although none of the apartments have yet sold, Yarranabbe Ventures reported fielding strong interest from domestic and international parties.
The project comprises six three-bedroom apartments and two larger four-bedroom residences, each to be appointed with private garages and direct lift access.
Every unit will take in uninterrupted harbour views, while residents will enjoy access to a 25m lap pool, private jetty, wellness centre, and meticulously landscaped gardens.
Since 2022, Edoardo Mapelli Mozzi, the founder of Banda Property and husband of Princess Beatrice, Prince Andrew’s daughter, has also been attempting to gain a foothold on the Gold Coast through a $250m joint venture called the Masthead Ocean Club, however this is his first Sydney project. Masthead Ocean Club is reportedly negotiating the building contract for the Gold Coast development.
Mapelli Mozzi is yet to visit the Darling Point site, but his design director Nicola Sherbon and senior interior architect Holly Payne have spent extensive time in Sydney. According to a press statement, Banda Property is known for creating some of London’s most valuable residences, and will apply its sophisticated design philosophy to the Darling Point development.
“Banda’s appointment demonstrates our commitment to delivering a world-class development that will set new standards for luxury living in Australia,” said Dan Maurici, senior development manager at Yarranabbe Ventures.
“Their exceptional design capability perfectly aligns with our vision for this extraordinary harbourside address.”
Marketing agent Julian Hasemer of 1st City Real Estate Group said he expected “the approved scheme for these eight amazing residences will see prices range from approximately $38m to $83m”.
“We’re already receiving significant interest from international buyers, with early inquiries suggesting these residences will rank among Australia’s most prestigious apartment offerings,” Hasemer said.
Mozzi said the project formed part of Banda’s global evolution and was an exciting first for the company in Sydney.
“Darling Point is the absolute pinnacle of Sydney Harbour in terms of prestigious addresses, so it felt a perfect fit for Banda. We also have projects in London, New York, Europe and the Middle East,” he said.
“Our design approach for 81 Yarranabbe is hugely inspired by the vibrancy and character of this location and the spectacle of the harbour itself, while also embodying our ethos for ‘design for living’.
“The mesmerising dance of light, reflections and weather patterns which make it so unique have informed many of the material selections – exquisite bronzes, marbles and timbers have been chosen throughout to mirror these subtle shifts in light and tone.”
The development has been architecturally designed by Tzannes, one of Australia’s most respected architecture practices.
The approved scheme for 81 Yarranabbe encompasses hand-selected materials to bespoke joinery and custom-designed features that celebrate the harbourside setting.
