Touch of class ensures Fitzroy development snapped up

Just six weeks into the market campaign the developers behind an eight level apartment block in Melbourne’s suburb of Fitzroy have already sold half of the 49 units to a range of locals – particularly older single women in their 60s.
Developer Michael Piccolo says the demand for 385 Gore St, Fitzroy is extraordinary and he believes the addition of a butler’s pantry in all of the two-bedroom and three-bedroom apartments as well as large ensuites has done the marketing trick for the prestige apartment block with concierge.
“The demand has been strong; all the buyers are local people and all are owner occupiers, and all these apartments are all oversized,” says Mr Piccolo, who only develops in Melbourne.
The two-bedroom apartments are 130 sqm.
“Many people are downsizing from a family home and don’t want to feel like they are compromising,” he says.
“The two areas they don’t want to compromise on are the master bedroom and the ensuite, and the living areas. Our ensuites are five star in terms of size and quality finishes.”
The buyers can select between a green or white mosaic style for the ensuites.
However, throughout all the apartments there’s a neutral palette enhanced with terrazzo benchtops, porcelain mosaic tiles, oak floorboards, and brushed nickel tapware. Lush planter boxes and rich foliage can flourish with some plants to climb the brickwork and others to drape from the balconies.
Designed by Woods Bagot, the two-bedroom apartments start from $1.5m to $2.1m while the three-bedroom apartments cost from $2.5m to $7m.
The two-bedroom apartments have two car spaces plus storage and the three bedders have three spaces plus storage.
“Twenty per cent of the development has been sold to past Piccolo customers from previous developments who are upgrading to our latest development,” he says.
Mr Piccolo says the inner suburban development is surrounded by an eclectic combination of spaces such as industrial buildings, Victorian terrace homes, cafes and restaurants, and tree-lined streets.
Apartment owners will be able to book access to a communal dining room, guest suite and workshop space through the building’s lifestyle concierge.
Construction of 385 Gore St begins in June and Mr Piccolo expects a two-year construction time frame for the eight-level building with a two-level basement car park.
The building covers a 2000 sqm site.
