The Sunshine Beach auction was held onsite just four hours before the 4pm Saturday snap Covid-19 lockdown.
With six bidders, it apparently sold to a buyer from south of the border. The home, completed in March last year with Coral Sea glimpses, set a record for a non-beachfront house in the hamlet.
The three-level Chris Clout-designed home came with four bedrooms behind its bespoke Western red cedar statement door. The 512sq m block had traded at $1.75m in 2017, when it had been languishing on the market for 620 days, according to CoreLogic.
The sale came after five beachfront sales over $10m along Noosa’s eastern beaches through Tom Offermann’s agency in recent weeks.
“The sand between the toes is two minutes away,” the Stevens St home selling agent Peter TeWhata said.

Northern exposure
Queensland had the nation’s weakest clearance rate at 78 per cent according to realestate.com.au. But some 26 registered bidders ensured a five-bedroom Albion listing sold for $1.65m. Ray White agent David Treloar said a buyer dialled in from Amsterdam, one from Canberra, two from Sydney “and a Queenslander in Melbourne who wants to come home”.
The 2019-built home sold to a young local couple who’d missed out at auction two weeks ago in Hawthorne.
The freshest listings include cricketer Marnus Labuschagne at Ormiston in the coastal Redland district. The top-order Test batsman and his wife Rebekah paid $915,000 in 2019 for the modern two-storey home when upgrading from Wellington Point. They have given it a small renovation including new bathrooms.

Adelaide on top
Adelaide was the nation’s strongest capital city market with realestate.com.au advising a 100 per cent success rate based on 40 results.
Sales ranged from $390,000 for a three-bedroom house at Aldinga Beach to $1.77m for a five-bedroom house at Kensington Park, in Adelaide’s leafy east.
Sold through Angelo Nickolas at Harris Real Estate, Adelaide’s top sale was a 1910 bluestone villa on its 773sq m May Terrace location.
It last sold at $956,000 in 2010. Kensington Park has just two houses for sale.

Melbourne interest
There were 7300 pre-auction views of a Bonbeach listing which was Melbourne’s dearest reported sale: $3.97m for the contemporary two-storey beachfront at 4 Ti Tree Ave that had been listed with a $3.2m to $3.4m price guide.
Kimberley Ferguson and Stavros Ambatzidis at O’Brien Real Estate had seven registered buyers with three bidders participating. Some 5000 looked at the floor plans on its real estate website listing, with 1800 taking a look at the map to see just where it was located in the southeast Melbourne suburb.
The home came with polished concrete floors, soaring ceilings and full height windows. There’s a heated pool and spa.
“The auction got pushed back to Saturday as we wanted to avoid an online auction. The onsite auction view of the bay was an important emotional connection,” Ambatzidis said.
Some 80 attended the auction.
Fresh from its lockdown, Melbourne saw a preliminary clearance rate of 88 per cent from the 335 reported results, with 70 plus auctions withdrawn.
Sales included the former Beaumaris home of AC/DC drummer Phil Rudd for $3.23m.
While onsite and streetside auctions with 100 people are now permitted, the Hockingstuart Belle Property auctioneer Ryan Castles conducted the 75-77 Haydens Rd auction online.
Rudd pocketed $278,000 in 1984 when he sold the 1226sq m block, having paid $189,000 in 1981 when he moved from Warburton.

Cheap and cheerful
For the second weekend in a row, Melbourne’s Carnegie had the nation’s cheapest sale.
It was a $380,000 pre-auction sale of a one-bedroom apartment through Gary Peer & Associates. There had been $350,000 to $385,000 guidance. The 3/37 Tranmere Ave unit previously sold for $314,250 in 2015. The prior weekend saw another one-bedroom, apartment in a nearby 1960s block fetch $250,000.

Yours for just $40m
Melbourne’s Toorak has the nation’s newest prestige listing on Lansell Road, which comes with a price guide of $40m to $44m.
It last sold off-market in 2016 for $18.5m, bought by Kelly Healey, wife of Mark Healey of Mulberry Lodge, East Yorkshire. They then commissioned London’s Helen Green Design Studio to fit out the house, along with the Carr design studio.
The late 1980s home was built for Joy and Alan Johnstone from the car dealership Penfold Motors. Johnstone, the former Western Bulldogs Football Club director, built a Synman Justin Bialek-designed home on its 3300sq m holding with north-south tennis court and pool.
The Johnstones sold in 2000 to Peter Bunn through Kay & Burton agent Michael Gibson for $5.5m, having bought in 1981 for $907,000 when they moved from Mount Waverley.
It sold again in 2007 to Nathalie Shergold, the wife of David Shergold at $11.5m.
Gibson is back again to sell the property.
Its longtime owner had been the Davey-Milne family.

Going for Gold
Melbourne Liberal Party powerbroker Andrew Abercrombie has sold his Gold Coast holiday pad for $4.42m. It cost $3.2m in 2013 when the founder of the Flexigroup financing company bought into the Surfers Paradise tower, Soul.
The half-floor sub-penthouse was listed late last year through Ray White Prestige Gold Coast agent Robbie Graham.
The 63rd floor has four bedrooms and four bathrooms across the 455sq m, plus four car spaces. Abercrombie maintains a Noosa apartment which cost $6.9m in 2017.

Sandringham shines
A Versace-inspired house in Sydney’s Sandringham has boosted its own record price for the southern waterfront suburb overlooking Botany Bay.
Its weekend online $8.38m sale bettered the prior record of $7.8m in 2015.
The 22 Primrose Ave home sold at online auction through McGrath Sans Souci agents Liam Tsaprazis and Davey Hong.
There were seven registered bidders, with four of them participating after the $6.85m opening bid.
It was sold to a CBD-based family by the vendors, who are moving to the North Shore.
The bold gold four-bedroom, five-bathroom house sits on a 980sq m beachfront reserve block in Sydney’s St George area, decorated with opulent finishes inspired by the luxury Italian brand.
Sandringham’s highest sale in the interim was another Versace-inspired home on Ida Street at $5,325,000 in 2020.
Sydney’s next priciest weekend result was $6.3m at Dural, a 10-bedroom home.
