Picture perfect for $16.48m: Noosa sale sets auction record

A Queensland auction record has been set following an under-the-hammer deal of a luxury Noosa home last weekend for $16.48m.

Offering panoramic views of the waterways and positioned near the town’s Hastings St, the four-bedroom home at the aptly named address of 39-41 Picture Point Crescent, Noosa Heads, garnered a slew of interest from locals and interstate buyers.

The final price achieved on Saturday ultimately beat the previous state auction record by more than $1m. It was set mere months ago by the luxury four-level Soul penthouse in Surfers Paradise, which sold for $15.25m.

The record-setting property is ­nestled into the north-facing side of Laguna Hill on a 1447sq m double block and offers views across Noosa Main Beach to Noosa North Shore, Noosa River up to Tewantin and ­beyond to the mountains of the hinterland.

The home was marketed with the opportunity to either reside in the 1970s property or redevelop the double block at the end of a cul-de-sac into a modern masterpiece. Lead agent Lisa Hornsby of boutique agency Dowling Neylan said the four-week campaign attracted intense interest from local and interstate buyers from the time it hit the internet and never waned. It eventually sold to a Sunshine Coast family, who outbid seven other registered groups.

“I knew from the time I visited this property that it was ‘next level’ special – tightly held by the same family for 45 years, on a huge double block on the northern side of Laguna Hill with panoramic views that have to be experienced to be fully appreciated,” Ms Hornsby said.

“In my 15 years as an agent, I have listed and sold many amazing properties, but I have never run a campaign that has attracted the volume and intensity of interest that this Picture Point home did; the level of genuine inquiry was a clear indicator that this was going to sell on auction day, and it was just a matter of how much.”

The split-level home offers a formal entry foyer, four bedrooms, a reading room off the master and two modern bathrooms plus powder room. Open-plan living complements the covered wrap-around deck, encouraging indoor/outdoor living to take in the magnificent outlook and gentle breezes.

The property is close to Hastings St and only 800m to The Junction, with its boutique dining, retail and cinemas.

It has been a year of records in the Sunshine State as a result of the housing boom and strong interstate ­migration.

In June, a beach estate at Sunshine Beach became Queensland’s most expensive property after a deal was signed for $34m.

The colossal coastal home on a 2015sq m battle axe block at 17 Webb Rd took the title for the Sunshine Coast and marks the first time the region has beaten out Brisbane and the Gold Coast. Just metres from the sand, the property is characterised by crisp white exteriors surrounded by lush greenery and the ocean.

The deal blitzed the previous $27m record set last October in an off-market deal for a waterfront Gold Coast mansion on The Promenade. It also almost doubled the Brisbane record of $18.48m set in 2017 for 1 Leopard St.
