Veteran property developer Harry Triguboff is clearly banking on the ultra-luxury penthouse market and is taking two of the most opulent apartments he has ever developed to market.
The Sydney-based multi-billionaire will sell – via an international and local expressions-of-interest campaign – the apartments, the largest and highest in his portfolio in his beachfront Gold Coast tower, Ocean, which is under construction.
The “super penthouses”, atop the 76-level Ocean tower in Surfers Paradise, will be the most expensive ever built in the rich-lister’s 60-year career.
Mr Triguboff’s Meriton Apartments will not publicly reveal price expectations for the two penthouses, which range from 800sq m to 1000sq m and occupy levels 75 and 76 of Ocean. But both will overlook the beach and are expected to eclipse the record $15.25m paid for a penthouse in the nearby Soul tower in May by a young Queensland couple.
At 251m from the ground, both penthouses will look down on the city’s highest penthouse, in the Q1 tower, and will be completed by mid next year.
The penthouses will each have a 12m rooftop pool, which Meriton says will be the highest private rooftop pools in any Australian building and among the highest in the world.
Ocean will also feature eight “regular” penthouses on levels 73 and 74, all with three bedrooms and a study and spanning up to 321sq m plus secure parking and storage. The eight penthouses on levels 73 and 74 will be priced from $5m each.
Mr Triguboff said Ocean’s Penthouse Collection was being released as the Gold Coast market was “on fire”, while the Sydney and Melbourne markets were “sleeping”.
He said there was huge demand for larger-sized Ocean apartments.
“We have buyers combining apartments and they are not necessarily on higher floors. They also have the chance, because building a super tower takes a long time, to customise their apartments during the construction phase,” Mr Triguboff said.
“The lengthy building time also means prices are rising as the tower is rising.”
Meriton national sales director James Sialepis said Ocean’s beach views were maximised by the use of pillarless floor-to-ceiling glass. He said since the first day of marketing there had been more than 200 inquiries from prospective local buyers.
“Internally, no expense has been spared. There will be coffered ceilings up to 4m, European oak flooring and marble bathrooms and kitchens,’’ Mr Sialepis said.
“The super penthouses, each with four bedrooms with en suites, would boast an advanced home-technology system, allowing on-site or remote control of things such as lighting, dual-layer blockout motorised blinds, heated floors, a built-in sound system, airconditioning and the private rooftop pool.”
Mr Sialepis said each super penthouse would have an internal private lift from the living area to its level 76 undercover pool and sky lounge, complete with a full-size state-of-the-art chef’s kitchen, private sky dining room, opulent marble cocktail bar, wellness studio designed for yoga or pilates and a full size six-person steamroom. The “super” residences also have a formal dining room, office, and a home cinema with bar, surround sound, and acoustic feature walls.
Their games rooms also would have an entertainer’s bar, along with an integrated espresso machine.
Mr Sialepis said: “The marble and polished concrete kitchens are functional works of art which would include Gaggenau appliances, bespoke joinery and butler pantries with integrated bars.
“The super penthouses will be the highest apartments on the Gold Coast and Meriton intends to deliver interiors that match the views.
“They are coming on to the market at a time when expensive apartments across Australia are selling well against a backdrop of historically low interest rates and a shift in demand from high-end luxury purchasers preferencing unique homes in the sky.”
Meriton last week completed level 62 in Ocean, in which a Meriton Suites hotel on the first 33 levels opened on July 3.
