Some local real estate markets might have entered virtual shutdown, but there are pockets where good prices are being fetched, such as in the outer Brisbane suburb of Chandler where city dwellers are showing interest in its larger blocks of land and fresh air.
A palatial private acreage estate at 652 London Road, Chandler, recently sold for more than $4m to a young Brisbane family through McGrath Bayside Manly (Queensland) and Cleveland agent Joseph Lordi.
“We are getting more interest in Chandler from people wanting to work from home. We are finding the supply of homes for sale is very low, because of COVID, and the demand for buyers has increased because of low interest rates,” Mr Lordi said.
“People want more air and more space,” he added.
The agent said there was a lot of city folk selling their 500sq m houses for $2m in Brisbane City and buying more land and a bigger house in Chandler for the same money.
The seven-bedroom and six-bathroom London Road property on more than 1ha may have passed in at its June 14 auction for $4m but the property attracted more than half a million views on social media during its 60-day marketing campaign. Mr Lordi said the norm for social media views was about 50,000 to 80,000.
Just 13km from the CBD the property includes a helipad while the house covers 901sq m replete with chandeliers, marble and a professional chef’s kitchen.
The mansion includes a theatre, dance room, executive office, games room, as well as a self-contained caretakers accommodation, several courtyards, patios, alfresco entertaining and garaging for four vehicles.
Mr Lordi said the market in Chandler was quite buoyant because of the lack of supply.
“It’s because it’s acreage and only 20 minutes east of the Brisbane CBD. There are only about 20 properties transacting in Chandler every year out of 600.”
Mr Lordi received multiple post-auction offers on the property which eventually sold to the Brisbane family who had been scouring the market for this particular type of opulent-style property for their “forever” home.
The young family had been looking for six months and Mr Lordi had conducted 42 individual inspections from qualified buyers of London Road.
The vendors sold out of Chandler as they had to relocate away from Brisbane for work and family reasons, he said.
Mr Lordi added that it was not just locals wanting to escape city life who were looking at Chandler, but the acreage-sized properties were attracting national and international buyers.
While listings are scant, Mr Lordi said he has a five-bedroom property at 1752 Mount Gravatt-Capalaba Road, Chandler, on the market for $1.5m.
The large low-set house sports a 10-car garage, a swimming pool and the 1.01ha estate also features a separate guesthouse.
Another Chandler property in Charleton Street is due to hit the market within three weeks. Positioned on 1.1ha and three levels in height the asking price will be about $2.5m.
