The marketing agents for Sydney’s $300m Putney Wharf Residences have been inundated with inquiries with hundreds of buyers looking to purchase a million-dollar-plus apartment or townhouse on the Parramatta River project.

The marketing agents for Sydney’s $300m Putney Wharf Residences have been inundated with inquiries with hundreds of buyers looking to purchase a million-dollar-plus apartment or townhouse on the Parramatta River project.

Prices start at $2.3m for two-bedroom apartments, rising to around $3.8m for a three-bedroom entry-level unit. Three-bedroom terraces start from around $4.5m in the complex designed by SJB.

CBRE senior director residential, marketing agent Tim Rees, said he and his team had fielded more than 3000 inquiries for the proposed project, slated for a 1.6ha site on Sydney Harbour.

“We have been inundated,” said Mr Rees. “It’s a rare opportunity, because people can also buy a marina berth starting from $400,000, and there’s not too many marina berths being approved on Sydney Harbour.”

The residential project includes the restoration of the historic Halvorsen Boatshed at Putney in Sydney’s northwest, 14km from the CBD.

It will offer a mix of three-storey townhouses and apartments with some heritage components such as original timber beams and other preserved materials, creating stunning character-rich interiors, according to the developers.

With 300m of absolute waterfront, Putney Wharf Residences will feature 67 apartments and townhouses, as well as waterfront dining, retail spaces and a 36-berth marina.

The Halvorsen’s Apartments comprise 19 large heritage apartments of either three or four bedrooms; the Waterview Terraces – a series of three-storey four-bedroom terraces; and The Residences at Putney Wharf, comprising two new-build three-level apartment blocks of 30 apartments with either two or three bedrooms.

Designed in collaboration with heritage consultants Curio Projects and landscape architects Dangar Barin Smith, Putney Wharf Residences, fronting 20 Waterview Street on Putney’s harbourfront, will offer three residential components.

SJB’s Adam Haddow said the Halvorsen’s boatshed would be repurposed into a waterfront dining and commercial precinct.

Mr Rees said a lot of the local buyer interest came from around Putney, Gladesville and Hunters Hill.

“A lot of inquiry is from locals who have been waiting for this development,” he said. “There is particular interest in the three and four-bedroom apartments. They are downsizers; they want to sell their larger family homes and stay in the area with their family and friends.”

Mr Rees said the first stage of selling 34 properties started on Saturday, adding that he had taken initial deposits from people to participate in the launch. “With this current level of demand we are looking to sell out the first stage on Saturday … it is an extraordinary piece of real estate.”

The second stage of the project is expected to be available for sale early next year and construction is expected to be complete by 2027.

The developers are Abadeen Group and PERIFA, along with Phoenix Property Investors and Mistubishi Estate Asia.
