Former West End Brewery houses to hit market in 2025 at newly branded Southwark Grounds

A new name, branding and the latest masterplan for Southwark housing in Thebarton have been announced by the Premier.

Premier Peter Malinauskas has launched a master plan and new branding for the $1bn redevelopment of the former West End Brewery site promising to have its first residents moved in late next year.

Building was expected to start on the first 17 townhouses this year at the 1300-home redevelopment that would be called Southwark Grounds with Renewal SA planning to launch a sales campaign this week.

Renewal SA wants to partner with private sector developers to deliver a range of apartments or townhouse developments on five parcels of land on the 8.4ha site now ready for sale through JLL Australia.

Mr Malinauskas said releasing land now meant building could be fast tracked while roads and open spaces were being completed.

A “second stream” of land taking in about two thirds of the site would be sold to a single developer to build at least 1000 homes, with the Premier saying this would most likely be an interstate partner.

“We urgently need more homes, and Southwark Grounds will be a world class-development for people to live and work on the doorstep of the Adelaide CBD,” Mr Malinauskas said.

“The government is getting on with the job of transforming this site quickly, in partnership with the private sector, so that people can start calling this place home at the end of next year.”

The new Southwark Grounds brand and logo was unveiled at the site on Monday as consultation work continues to reinstate the original suburb name of Southwark from Thebarton over the broader area.

Mr Malinauskas reiterated that 20 per cent of new homes were earmarked for first home buyers and low to moderate income earners through HomeSeeker SA.

The first stage launch of townhouses targeted for the end of 2025 would also coincide

with a revitalised riverbank to be known as the Riverside Gardens along with the

rejuvenation of the portion of the River Torrens.

The development will also expand the River Torrens Linear Park Trail at the site,

with the potential to create an additional 6000 square metres of green space.

Housing Minister Nick Champion said consultation with businesses and residents surrounding the planned community including retail, commercial, and hospitality was now completed, and “we will be mindful of feedback”.

The site was expected to generate 4000 jobs during construction and more than a hundred ongoing retail and hospitality roles.

Transport Minister Tom Koutsantonis said Southwark Grounds was an important project that would create a vibrant new community in a highly desirable part of our city.

“Given the area’s proximity to the city, Park Lands and River Torrens, as well as public transport options, Southwark Grounds will be a popular place to call home,” he said.

“Not only will this deliver 1300 new homes, it will increase green public space in the

area and improve connectivity to the Park Lands and Linear Trail.”

Renewal SA’s Executive Director of Sales and Corporate Affairs Skye Bayne said the new brand aimed to build place identity and attract potential buyers, recognising the site’s history “as a brewery, with the iconic heritage brewhouse forming part of the Southwark Grounds logo”.
