Code amendment would change rural land in Watervale to township to allow housing

A dozen new homes would be built on giant blocks under a plan to rezone horticultural land in the Clare Valley.

The homes would be built along Sheoak Rd at Watervale.

Horticultural land would be rezoned and a dozen low-density homes built in a tiny town in SA’s Clare Valley under a proposal.

Developers have applied to change the land zone from rural to township to allow 12 homes on large blocks of land in Watervale.

Under the plan, existing vineyards beside the homes would be retained.

The land owners have begun a code amendment process, which needs to go to public consultation, to allow the land use to be changed.

The planning documents reveal the 12 homes would be built on large blocks ranging from about 2500 sqm to 1500 sqm on the town’s eastern outskirts.

The land is bound by Sheoak Rd and Popes Hill Rd and is surrounded by other homes.

Land containing the vines and a creek would not be affected by the proposal.

The proposal documents say the land is “well suited to providing a logical extension” to the existing Watervale township.

“The proposed rezoning will provide an additional land supply within a township that has a consistent level of demand,” it says.

“Infrastructure will be able to be provided and this will be addressed at the time of the land division application.”

Consulation closes on July 16 and submissions can be made at the Plan SA site.
