Warehouse, commercial and hotel development planned Kogarah golf site

A golf course in Sydney’s south is expected to close if rezoning plans – allowing high-rise warehouse, commercial and hotel developments and creating 3000-plus jobs – gets the green light.

More than 3000 jobs are expected to be created when a south Sydney golf course is shut down to make way for a proposed high-rise warehouse, commercial and hotel development.

A planning proposal has been put on public exhibition for an Arncliffe precinct located at Cook Cove, at Marsh St, which includes the current Kogarah Golf Course and Club.

The plans seek to rezone 36.2ha of land to allow commercial and trade enterprises to be built and operate near Sydney International Airport, along with hotel or motel accommodation, serviced apartments and public open space.

Developer Cook Cove Inlet states the proposal, if approved, will create up to 3300 new jobs and “provide an economic benefit to the tourism and freight sectors within the Australian, NSW and Bayside economies”.

“The Cooks Cove Planning Proposal [aims to provide] significant new employment through new logistics and commercial office land uses … and deliver supporting retail and open space that will benefit not only the future workers and visitors of Cooks Cove but also the wider community and Bayside municipality,” plans state.

“It will enable the development of high-quality tourist and visitor accommodation within a location immediately adjacent to Sydney International Airport and within a fast growing and high-density urban renewal precinct.”

The plans include a five-storey logistic and warehousing building and a 12-storey building for retail premises with commercial offices and hotel and visitor accommodation.

More than 85ha of the public land will remain predominantly as open space.

There will also be public recreation land for the foreshore area of the site adjacent to the Cooks River and Marsh St, plans reveal.

“A surrounding open space precinct includes a highly activated waterfront including the Fig Tree Grove outdoor dining and urban park precinct,” plans state.

“There will be significant contribution to the extension of the regional Bay to Bay cycle link, ‘Foreshore Walk’, including active and passive recreational uses, together with environmental enhancements.”

Council-owned ‘Pemulwuy Park’ will be upgraded in stages following construction of the M6 Stage 1 Motorway.

The site is located north of the M5 Motorway, west of the Cooks River and Sydney Kingsford Smith Airport, and about 10km south of Sydney CBD.

Kogarah Golf Course and Club and the WestConnex construction compound exist on the site.

This publication previously reported Kogarah and Liverpool Golf Clubs will amalgamate as part of a major deal that is set to see about 800 golfing memberships transferred from Kogarah to Liverpool in the city’s southwest.

The golf course will be shut down and removed in 2024.

This planning proposal was originally submitted to Bayside Council in March 2020.

The Sydney Eastern City Planning Panel determined the proposal demonstrated strategic and site-specific merit and was granted gateway determination in August 2022 with the proposal now placed on public exhibition.

The panel will consider public submissions prior to making a decision about whether the planning proposal should proceed to finalisation.

Further amendments may be made to respond to matters raised by community members or public authorities.

All submissions must be lodged by 5pm June 6.
