First home buyers locked out of Sydney market by ‘decade of undersupply’

THE changing face of Boulter Road at Berrimah continues to gather pace, with a new boutique land estate featuring 36 large allotments going on the market last weekend.

Intrapac are the developers behind Mirawood, which features lots from 800sq m all the way up to 4700sq m.

Mirawood is several hundred metres away from the other new Boulter Road housing estate on the market, Parkside Berrimah by the Chin Property group.

The developer of Mirawood is encouraging purchasers to adopt tropical architectural principles that reflect the Territory’s laid-back, outdoor lifestyle.

In line with this unique approach, Intrapac has engaged well-known local architect Hully Liveris to provide his architectural advice, including lot diagrams to suit the landforms, sun and breeze paths and site aspects for each type of lot on offer.

Expert building designers The Red Shed have been engaged as the design review team at Mirawood to assess designs as they come in.

Intrapac chief operating officer Max Shifman said the company wanted to take a holistic approach to the Mirawood development.

“Those lucky enough to purchase land at Mirawood will be able to build an enviable lifestyle on a large lot, just 12km from the Darwin CBD and central to both Casuarina and Palmerston,” Mr Shifman said.

“As part of their new home-building journey, they will receive guidance from a multi award-winning local architect, providing design ideas to help cool the home, reduce heat and minimise energy consumption.

Mr Shifman said he was delighted to be collaborating with Mr Liveris.

“Hully is a Territory icon and leader in his field, and he also shares our vision for this development – and that is buildings that respond to the land and reflect the NT’s rural lifestyle,” he said.

Mr Liveris said Mirawood was an exciting chance for locals to live on a larger lot, and have space and privacy from their neighbours with room to live and grow.

“Intrapac has a five-plus-year track record of delivering quality developments around Australia and I enjoy working alongside them,” he said

“We share a passion for environmental sustainability, building on the local character and designing for the tropics.

“I expect there will be many families looking to purchase here, and families should have space for children to run around and ride their bikes and play.

“We are encouraging larger side and rear setbacks and a lighter footprint on the earth with buildings one-room deep to encourage cross-flow throughout the home.

“We are also promoting internal spaces which are directly linked to outdoor rooms and verandas, and landscaping to develop a more tropical feel.

The Mirawood housing estate features a large conservation area and neighbourhood park and is surrounded by bushland, which adds to the tropical, rural feel.
