A longstanding caravan park in Darwin’s northern suburb has been earmarked for a major overhaul, with its owners wanting to change its zone entirely.

440-460 McMillans Road, Marrara has been used as a caravan park since 1974, before Cyclone Tracy.

But the future of the KOA and Malak caravan park could look quite different, with its owner DiamondFan Pty Ltd lodging an application for the three-lot site to be rezoned as low-medium residential.
It comes after the land was snapped up for a tidy $8 million in September last year.
The plans include subdividing the caravan park into enough spaces to fit 158 houses and 10 duplexes.
In the proposal, town-planners for Diamonfan argued “ageing infrastructure” and the “pattern of urban development” prompted the overhaul of the 46-year-old caravan park.

“At the time of their establishment, the caravan parks were on the outskirts of the urban area,” the DA said.
“Since then, there has been significant development along the McMillans Road corridor, including new suburbs of Malak, Karama, and Northlakes,” it said.
The application stated every dwelling in the gated community will be within 300 metres of one of the three parks earmarked for the premises.
“The new residential estate will be a discrete precinct, which will have no discernible
effect on the amenity of surrounding land,” the development application said.
