LIGHTS, camera — auction?

Viewers may be shaken if not stirred at the sight of real estate agent Darren Berley who stars in his own movie in what he is fearlessly billing as an “Australian real estate first”.

In the lead-up to the auction of a glamorous Perth city penthouse, Mr Berley has had an action feature filmed — complete with actors, make-up artist and a three-man film crew.

“I also wanted to do the stunts myself, including the abseiling, the fight scenes, etc,” said Acton agency’s Mr Berley.

The eight-minute epic was created in a bid to “do something that was completely different to get it noticed”.

“Both myself and the seller thought the James Bond-style storyline would suit the property, so I got my video guy to get a script written,” Mr Berley said.

“When the script came back I thought it was interesting but boring. There have been themed videos done before, but to get noticed, we needed to do something that is so different that it would have to be something never done before in Australian Real estate.

“So I changed the script into a full action movie — so it could be the first ever ‘movie’ produced to sell a property in Australia.”

Mr Berley isn’t the only agent to embrace his inner actor and shoot his own videos to grab attention for the properties he is selling.

South Australian agent Andrew Kyriacou of MichaelKris Real Estate has been staring alongside the properties he is selling in videos for a few years now.

Some of his latest see him dressed up as one of the computer game characters, the Mario Brothers, to sell a home at 8 Thames Avenue, Kemzig.

He has also appeared as a leprechaun and can be seen talking to a stuffed parrot in another.

Mr Kyriacou said the Kemzig house sold within 12 days of being listed with him, despite being on the market with another agent for a few months.

“It’s all about digital marketing,’’ he said.

He said the videos seemed to build a lot of interest and a sense of urgency, encouraging potential buyers to check them out.

Sellers now sought him out after they saw his videos and those who maybe a little reluctant initially were keen once he showed them the results they had achieved.

Mr Berley said videos such as his could cost anywhere between $5000 and $10,000 to make.

“You can do simpler versions for $2000 upwards and a standard property video is from a few hundred dollars upwards,” he said.

The production took two days of shooting and eight days of editing to complete.

“The seller is rapt with what we have achieved,” Mr Berley said.

You never know. Maybe Miss Moneypenny will put in a bid.

The four-level apartment he is marketing at 59/255 Adelaide Terrace, Perth is to be auctioned on Saturday, April 26 at noon.
