A North Melbourne triple-storey home in the old Bulla Cream factory has just hit the market.

The four-bedroom townhouse at 25A Arden St inside the building once owned by the company now known as Bulla Dairy Foods, has a $2m-$2.2m price tag.

And the original warehouse was purchased by one of Australia’s leading dairy companies Bulla in 1928 to house the cream bottling plant, distribution and head office for about 70 years.

Prior to Bulla’s founder Thomas Sloan acquiring the North Melbourne site, the property was home to the Loughmore Castle Hotel from the 1850s until 1904.

Now, it has been converted into townhouses, with 25A up for sale.

Jellis Craig Kensington director John Morello said this 20-year warehouse conversion attracted the current owners because of its modern and industrial feel.

He added that both of the sellers ran their businesses from the property; one was an architect who ran an office from the residence’s bottom level and his wife ran a cooking school from the kitchen.

Mr Morello said he could “count on one finger” the number of warehouse conversions and houses that were listed for sale in North Melbourne at the moment.

“Owners don’t tend to turn over warehouse conversions often,” he said.

He believed “young baby boomers” would be attracted to the listing especially as it had that inner-city lifestyle, close enough to walk to Queen Victoria Market.

The entry hall breaks off into one of the bedrooms, a bathroom, a large home office and stairs that lead up to the first floor.

There are two spacious living zones, one of which connects to the kitchen and dining areas.

On the top floor, there are another three bedrooms, including the main which has a walk-in robe and ensuite.
