From mining magnates to billionaire business bigwigs, Australia’s wealthiest have made some record-breaking real estate moves over the years with home sales as high as $140m.

Whether they’re buying waterfront mansions in Point Piper or selling their generational Toorak residences, the nation’s most affluent are shattering state and territory residential price records.

And some are even setting new home price benchmarks on properties that are not even built yet.

Here are Australia’s most expensive home sales to date, and some honourable mentions.

10. Boomerang, Elizabeth Bay NSW - $80m

This Spanish Mission mansion made an appearance in Tom Cruise’s Mission Impossible 2 in 1999, prior to being sold for $80m in 2024.

It was also the first house to sell above $1m in 1978 and set a record again in 2002 when it was offloaded for $20.7m.

Katrina Fox, daughter of Melbourne billionaire trucking magnate Lindsay Fox, owned Boomerang from 2005 until it was sold to a purchaser originally from Asia, industry sources revealed at the time of the sale.

Food blogger Stephanie Conley-Buhre sold her flipped Sydney mansion for about $80m in August 2024 — a whopping $30m more than what she bought it for just five years earlier.

At the time of the sale, industry sources claimed that more than $20m was spent on the seven-bedroom house’s renovation, including the addition of an internal swimming pool and three kitchens in the 2000sq m home.

The sale shattered Bellevue Hill’s residential price record which was originally held by the $76m sale of the mansion Leura, offloaded a year earlier.

8. ‘Ghost mansion’, Toorak VIC - $80,000,088

Cryptocurrency casino owner Ed Craven smashed Melbourne’s home price record in 2022 when he snapped up a derelict Toorak residenceon the prestigious St Georges Rd for $80,000,088.

The Stake.com.au founder bought the property — dubbed the suburb’s ‘ghost mansion’ — at just 26-years old.

And Craven is in the midst of building a mega mansion on the property with a basement gym almost as big as the average Aussie home which is 240sq m — his underground cardio room is set to be 220sq m.

7. Rockleigh, Point Piper NSW - $85m

Located on the esteemed Wolseley Rd, Rockleigh was transacted for $85m in a secret off-market deal in 2024.

Property records show it was bought for just $325,000 in 1978 by WWII servicing doctor Philip Rundle and Egyptian archaeology enthusiast Valmae Rundle.

However, the residence’s vendors at the time of the sale had an initial $100m price tag on the property.

6. Edgewater, Point Piper NSW - $95m

Another historic home on Wolseley Rd featuring a 40m harbour frontage was bought for $95m during the Covid pandemic.

Edgewater’s tennis court stretches the length of the property on the waterfront, well known to locals in the area.

It was formerly owned by the women’s retail clothing chain Katies co-founders Joseph Brender and the late Sam Moss.

They snapped up the home in 1985 for $5m.

5. Fairwater, Point Piper NSW — $100m

Atlassian co-founder Mike Cannon-Brookes purchased this Point Piper waterfront mansion for $100m in 2018, and is understood to be back on the market with $80m hopes.

The eight-bedroom house sits on a huge 8000sq m block and broke the nation’s house price record when the tech entrepreneur and his wife, Annie bought it from the late Lady Mary Fairfax.

It’s one of the largest privately-owned harbour side landholdings and was owned by the Fairfax family for more than 100 years.

4. Elaine, Point Piper NSW — $130m

One of the renowned Atlassian founders was also involved in the sale of Elaine, sold by tech billionaire Scott Farquhar in 2024 for $130m.

The mammoth residence broke the nation’s house price record in 2017 when he purchased it for $71m from JB Fairfax.

It shares the title of Sydney’s house price record-holder with another Point Piper mansion, Uig Lodge, which was also set by Farquhar when he bought it for $130m.

3. Uig Lodge, Point Piper NSW — $130m

Atlassian founder Scott Farquhar and his wife, investment banker Kim Jackson, purchased Uig Lodge in 2023 for $130m without a mortgage.

The lodge, sitting atop the hill, was the biggest sale in the 2022-2023 financial year in Sydney.

Built in 1900, the Scottish baronial castle-style residence was bought from Carol and the late Sam Moss who purchased the abode for $9.2m in 1996.

2. Coonac, Toorak VIC — $130m+

Essendon Football Club boss Paul Little and University of Melbourne chancellor Jane Hansen sold their mega-mansion Coonac for a rumoured price range of $130m-$150m this year.

Kay & Burton’s Ross Savas and Gerald Delany are understood to have managed the sale.

Little and Hansen purchased Coonac for $14.5m in 2002 and are in the midst of renovating a historic South Yarra mansion they purchased in 2019 for $19.5m.

The off-the-plan, nine-bedroom penthouse in the prestigious One Sydney Harbour building continues to hold the crown for Australia’s most expensive residential address.

The premier penthouse and the accompanying sub-penthouse apartment are being conjoined while the building’s under construction to create one mammoth home spanning the top three floors in the tallest of the Lendlease’s three residential towers.

The Daily Telegraph reported earlier that the home would include more than 1600sq m of living space as well as a private rooftop, pool, spa and gym.

HONOURABLE MENTIONS

Western Australia record — Saunders St, Mosman Park WA — $57.5m

Mining magnate Chris Ellison snapped up Western Australia’s most expensive home for $57.5m in 2009 which still holds the top spot 16 years later.

He purchased the mammoth home from iron ore heiress Angela Bennett and it became the nation’s most expensive home that year.

Queensland record — Jefferson Lane & Fourth Ave, Palm Beach QLD — $40m

Fashion label DISSH founder Lucy Henry-Hicks and her partner Mitchell Lau became the buyers of Queensland’s most expensive residential property in 2024.

The couple bought the Palm Beach residence, which spans 1525sq m over three titles, from former Sydney Swans player Tony Smith who also owns FINNS Beach Club in Bali.

It’s believed they have plans to demolish the 1960s beach shack, villa and house to create two new beach homes.

South Australia — Pennington Tce, North Adelaide SA — $13.5m

In a secret off-market transaction, this four-bedroom home was sold for $13.5m in 2021 crowning it South Australia’s residential price record-holder.

The residence sits on a 2373sq m block and eclipsed the previous highest sale by about $3m, originally held by ‘Elysian’ at 9 Robe Tce Medindie which was offloaded in the same year for $10.5m.

Local businesswoman Mary Kotses was the vendor of the Pennington Tce address at the time of its sale.

Tasmania record — Domi Riviere, TAS — $8.533m

This waterfront property at 10 Howrah Point Court, Howrah spanning 1ha-plus took the title of Tasmania’s most expensive home in 2022 when it was purchased by a young family.

Knight Frank residential sales consultant Brad Stephens told News Corp earlier that a property like that only came around so often, and it represented a “once in a generation opportunity”.

Built in the 90s, the house has a tennis court, large garage, and extra dwellings on the one block.

It surpassed the state’s previous record-holder which was the sale of 20 Clarke Ave, Battery Point, sold for $5.45m in the same year.

Northern Territory record — 108 East Point Rd, Fannie Bay NT — $8.5m

This five-bedroom house sold for $8.5m in 2022.

This five-bedroom house with bay views sold for $8.5m in April 2022, shattering the territory’s previous residential price record by $2m.

Prior to this sale, 5 Emery Court, Larrakeyah held the top spot after it sold for $6.5m in 2013.

Spanning three storeys, the abode has a cinema room, basement parking for at least six cars, a lift and four separate, self-contained flats.
