Strong Melbourne auction results

AUCTION clearance rates in Melbourne remained very strong over the weekend with a preliminary rate of 70 per cent, according to RP Data.

MELBOURNE'S property market performed strongly over the weekend with a 70 per cent clearance rate across 521 auctions.

There were 363 homes that sold under the hammer, according to a preliminary clearance results reported by RP Data. Only 158 homes failed to sell on the day while results were not submitted for a further 63 homes.

The result is consistent with last week's clearance of 69 per cent across 637 auctions reported by RP Data, the largest provider of real estate statistics across the country. Auctions represented 31 per cent of the properties on the market over the weekend. And the news is consistent with claims of a housing recovery after monthly data showed that Melbourne's property prices lifted 2.3 per cent for July on the RP Data-Rismark Hedonic Index.

Melbourne has enjoyed capital city home value growth of 4.6 per cent year to date, according to RP Data.

Auctions dominated the top priced properties with five auctions achieving more than $2 million. The most expensive property to sell over the weekend was 34 Aquila Street, Balwyn North, which was sold under the hammer for $2.8 million by Hocking Stuart, Balwyn.

The five bedroom, four bathroom new home in the sought-after Riverside Estate sold for featured timber parquet floors, home theatre, pool and master bedroom with walk in robe, and full spa ensuite.

The most expensive property to sell by private treaty was 11 The Loop, Blairgowrie, which sold for $1.95m with agent Kay &Burton Portsea.
