IF YOU can't afford to buy an entire holiday home, what about buying a part of one.

A thirteenth share in this home at Orchid Beach on Fraser Island is for sale for $87,500.

The house was built by a group of Rotarians who regularly went fishing on the island and decided to buy a block of land and build rather than camp each time they went to the island.

Real estate agent Shane Wickson, from Fiona Winter Realty, said the house was not set up as a body corporate but as a trust with 13 shareholders.

"Thirteen shares means each party gets four weeks a year,'' he said. "

But most shareholders do not use it that often, so they use two weeks a year and the other two weeks goes into a letting pool.''

The trust deed allocates the time at the house on a rotational basis, with each owner in turn having first preference of dates.

Mr Wickson said as the owners did not want to pay tax on their investment, any income was put back into improvements on the eight-bedroom, two-kitchen home.

How the money was spent was decided at an AGM held at the Tewantin RSL.

Mr Wickson said he had received plenty of interest not only from interested buyers but from other homeowners looking to set up a similar share structure for their houses.
