Revealed: Darwin’s top spots for million-dollar sales
Darwin’s luxury hot spots have been revealed with exclusive data showing the suburbs with the most million-dollar sales in 2024. See what made the list.
The Darwin suburbs that achieved the most million-dollar sales in 2024 have been revealed with exclusive data showing where the region’s luxury hot spots are.
New data from REA Group showed there were 131 residential sales at or above $1m across 30 Darwin suburbs in 2024.
Larrakeyah recorded 15 seven-figure home sales, including the most expensive in the Territory for 2024 – the $5.325m sale of 19 Kirkland Cres.
The coastal suburbs of Fannie Bay and Nightcliff took out second spot with 13 million-dollar sales apiece, while Darwin City and Howard Springs had nine.
There were 52 million-dollar sales in inner Darwin suburbs, 41 in the northern suburbs, 32 in the rural area and six in Palmerston.
In 2023, there were 121 million-dollar sales in the greater Darwin region with 57 in the city suburbs, 30 in the northern suburbs, 23 in the rural area and 11 in Palmerston.
In 2024 Brinkin had six sales above $1m compared to none in 2023, Muirhead had four in 2024 compared to one in 2023, and Marrara had two in 2024 compared to none the year before.
Virginia’s million-dollar sales increased from one in 2023 to six in 2024 while Stuart Park dropped from 12 to six.
Real Estate Central director, Daniel Harris, who helped sell 26 million-dollar homes in 2024, said the data was of no surprise considering the strong demand in the Darwin prestige and rural markets last year.
“Larger homes on bigger blocks in the more affluent areas and lifestyle properties in the rural to semirural areas are highly sought after,” he said.
“There’s not enough stock to meet demand for these type of properties.
“I could easily sell a modern four-bedroom, two-bathroom home with shed and pool in Howard Springs 30 times over.”
Mr Harris said the suburbs with the most million-dollar sales were all high up on the wishlist of prestige buyers.
“Fannie Bay, Nightcliff and Larrakeyah – that doesn’t surprise me at all (to see them at the top of the list),” he said.
“Nor does Howard Springs, that is probably the most sought after of the rural areas.
“It’s a rural suburb but it has the same drive time as Palmerston to the city.
“It’s that classic best of both worlds.”
Ray White Darwin principal, Andrew Harding, who sold 22 million-dollar properties last year, said the high end Darwin property market attracted such strong interest because of its affordability.
“It’s the only capital city in Australia where you can buy a large family home on a big block with pool for below replacement cost,” he said.
“That makes it highly attractive for locals and interstate families moving to Darwin.”
Mr Harding said prestige buyers were primarily drawn to well-presented family homes in the rural area and the inner suburbs such as Parap, Fannie Bay, Nightcliff and Rapid Creek.
“Both those markets have great communities while the coastal suburbs are also close to beaches and restaurants,” he said.
Mr Harding said Darwin’s prestige market was likely to continue trending upwards in 2025.
“There is always a demand and strong buyer pool for those turnkey key prestige homes,” he said.
“If you’re selling, present as turnkey as possible as buyers will pay extra to walk into a home and not have to do anything.”
