Werribee auction proves why buyers are rushing to Melbourne’s booming west
A bidding war in Werribee had buyers pushing the price higher than expected. What made this home so popular? The final result caught many by surprise.
A four-bedroom Werribee home has sold under the hammer for $495,000, after a competitive auction campaign that saw three buyers battle it out in a tightly contested bidding war.
The property at 24 Heathwren View, Werribee was listed with a price guide of $465,000-$510,000, attracting strong interest throughout the four-week campaign.
A total of 18 groups inspected the home before auction day, with bidding kicking off at $480,000.

In quick succession, the price jumped to $490,000, then $493,000, before finally settling at $495,000.
YPA Wyndham City’s James Cristou said the competition reflected Werribee’s growing appeal, particularly among buyers looking for affordability and future growth potential.
The winning bidder is relocating from Warrnambool, drawn to Werribee’s affordable prices and lifestyle benefits.
The two-storey townhouse features four spacious bedrooms, including a master bedroom with a walk-in robe and ensuite, while the remaining bedrooms come with built-in robes.
A formal lounge on the ground floor provides additional living space, complementing the open-plan kitchen, meals, and family area.
The kitchen is fitted with high-quality finishes and a pantry, offering both style and functionality.
Fully landscaped front and rear gardens add to the home’s appeal, while a double remote garage positioned at the rear provides secure off-street parking.
Mr Cristou said the market is heating up as more buyers recognise Werribee’s long-term value.
“Werribee is still one of the most affordable places within a reasonable commute to the CBD,” he said.
“But as we’ve seen in other growth suburbs, that won’t last forever.”
The home located in the Harpley Estate sits within a masterplanned community featuring walking tracks, parklands, and an expanding shopping precinct.
The YPA Wyndham City agent said Werribee is following the same pattern as other once-affordable suburbs in the outer easter suburbs, where prices have since skyrocketed.
“My biggest sale in Werribee so far was $1.61 million for a seven-bedroom home,” he said.
“The demand is there, and it’s only going to grow.”
