WITH views out to the ocean and Brighton Jetty, the vendors of this Marino house wanted to make the most of their location and the end result is reminiscent of a resort.

Paul and Susan Battaglia bought the 1980-built, four-bedroom house, at 18 Spinks Rd, Marino, on a 900sq m block in 2008 and have spent the past few years renovating it to a modern standard.

Seeing the potential in the property, the couple studied trends and looked through magazines to decide on their final design.

They knocked down internal walls to transform a once pokey house into open plan and completely re-did the outdoor entertaining area.

"We bulldozed a whole lot. We had the bobcat in and flattened everything," Mr Battaglia says. "It was really boxed in and we liked the view and the pool so wanted to make the most of that."

Among the upgrades was a new kitchen that overlooks the dining area and leads to an outdoor entertaining area via glass bi-fold doors.

"It was all closed in (before), just a small door to get outside and windows. We wanted to open it up and look out over the entertaining area," Mr Battaglia says.

That outdoor entertaining area has a decked space complete with outdoor kitchen and cinema and feature decked ceiling. It all overlooks a striking inground pool with decking and a Bali-style hut.

The couple has hosted a number of parties and get-togethers.

"People like the open-plan (kitchen/dining) and how it flows through to the backyard," Mr Battaglia says. "We spend a lot of time outside. I think the whole open-plan area and the view to the ocean and the garden, especially at night-time when all the torches are lit, it's just a nice area in the summertime."

The house is priced at $750,000.
